I used to have wholesalers try to pitch me but I've told them I'd rather them make an intro to a legit buyer and let me take it from there (and I pay them a fee if I get it) -- vs them trying to tie it up for some mystery amount and try to 'sell' it to me. 

What's happening is I am trying to evaluate deals with the MLS listings (dozens at a time), and then when I send her a property that looks promising, she gives me mysterious replies like, "You're getting closer..."

I started mine doing that at about their ages and it takes the "mystery" out of what is behind the walls, etc.
