My response was that applying the spray foam directly to the underside of the roof deck is not sufficient unto itself and that you need to create a drainage plane of the top side ... most normally achieved by strapping and over roofing.  

X coast guard champion in marshal arts.. and one heck of a GC and he can strap on belt when needed.. but even that we have controlled draws with inspections .. our banks require it.But what happens is he has credit at the lumber yard and other places and the draws are for work done and in place.your going to have a very hard time finding contractors for low end rental rehabs that can carry a tune..

One word of caution though, the tenants cannot put a bath mat in the tub after it has been coated.

Think boot strapped even though you are not.  

If so, you will need to change this or your units will turn into a laundry mat.

I'm genuinely curios why most are referring to the 2% rule being met but I personally still wouldn't be content with the cash flow, which I understand  mat vary market to marketIsn't the 2% rule just a guide and not necessarily a valuation?  

After some research I have found Hair salons, massage places, coffee places, laundry mats, dry cleaners ( High profit from what I heard ), coin laundry's, car washes, and newly maybe subway's.My plan was to buy an existing established business based on revenue.

For example, I had towels, a bath mat, extra blankets and pillows. 

I told them I need a set of white tiles with a final dimensions of 18" x 32", they can use their shop's plain unglazed tiles, they can draw anything they want on it, just make it look like a high end bath mat.

I tell her YOU DONT LIVE HERE , you need to take those clothes to the laundry mat .
