This could be gentrification, changes in land use,  nearby development, or anything else that has not been “baked into” the current price of subject property. 

If anyone has recommendations for what they've been using and like, we would appreciate it greatly as well as any tips you may have for us!

For instance, I had a 72 unit apartment deal where surrounding homes in the area were $130k and because of this I couldn’t push rents to where I wanted them to be because qualified renters could just buy a house for around the same monthly payment of my two bedroom apartments.

I want to look into the possibility of a future ADU there as well.

But I’m thinking of getting into STR investment and become more active.I’m a complete newbie to short-term rentals (STRs) and eager to wet my feet in this area.
