If they give you a hard time maybe contact the student legal office at your school and see if they can write you a letter or interface for you to get it resolved. 

Here's what AirBNB/VRBO provide to me, a host, that those sites don't, that I find particularly valuable:- Easy interface that I didn't have to build myself- Credit card processing- Customer service representation, guarantees, and "insurance" that, while definitely less than perfect, provides an element of support and a sense of safety to both guests and hosts- Most importantly, a monstrous marketing presence and household name recognitionThese are costs that far outstrip simply running a website that acts as a way for guests and hosts to connect.  

Depends on where you put the money.If you can lock it up, even at $600k, put in the paint and tile work needed, you could get $670k to be safe and still have a decent gross profit.You should use the BP calculators or a spreadsheet and look at where your max offer price might be.Also, just a BiggerPockets user interface tip, when you reply using the "quote" feature, you want to type your response below the quote.

I have no big complaints.I have found them to be less communicative than other PMs, and their portal interface is a bit dated.

If I had to take a wild guess, I'd say 2-3% increase in bookings, based on my habits as a guest, and someone who has spent a lot of time in my professional career working with user interfaces and their impact, not on any data as a host (as its likely too small to effectively measure). 

It takes just a bit of fiddling to learn their interface but once you do it's super easy.

That said, each jurisdiction has its own interfaces (electronic and physical) to this information, each with their own access protocols and costs.
