Perhaps you could try starting a little under ask depending on the situation (if there aren’t any other offers, sellers are motivated, etc), but if your numbers are correct and there is that much meat on the bone, I wouldn’t lose it over trying to be too greedy on the offer price.

by selling now and "taking profit" as stock traders say, you re-invest in better properties and will have smaller cash flow to start but better return on equity.Any of the Refi approaches limit you to only pulling up to 75%, leaving 25% equity trapped.   

I GUESS the good news is neithe was greedy enough to try to take it nor desperate enough for money to want to sell it. 

Some greedy corporate parks charge more; they are abusing the fact that at least 75% (or more!)

They are either being greedy with their fee or they simply did not lock up a good enough deal with enough spread for profit for you and their fee.Certainly a wholesaler wants to vet their buyer to ensure they have the capital and ability to close, but that should be done BEFORE the deal is struck with the buyer, not after.

Property Taxes explode because the surrounding area is valued or over valued by the greedy County.

Once unpaid-debt forgiveness AND additional reward is offered, bad actors sense weakness and tend to get even more greedy, spoilt and irresponsible; they expect more and more, and act as if we (LL) are at their mercy, lol.
