I think honesty is still the best policy but one of the richest real estate investors I ever met said, "The road to the first million leads right past the prison gate."

We are opening the flood gates to our individual investors now since prices are very low ($20k or $220/mo if financed) so they can sit on them for most likely less than 5 years, but possibly as many as 10.

That’s true not just of international preconstruction investing but of every investment: from Ponzi schemes to worthless stocks, from Enron scandals to confidence men selling the Golden Gate Bridge… both inexperienced and seasoned investors must cast a wary eye on the opportunity and the person offering it.

properties are 80 - 100 per square foot more than outside the gates.

But you dont own the land, limited exit strategies, and you are not the gate keeper.Note deals are very good though!

Also found a mortgage broker willing to say "let's try" out of the gate, rather than no no no.

One more thing, the unit is ready but I haven't duplicated all the needed keys yet, laundry room, external gate, front door, back door, mail box all have keys to be duplicated.

We agree that being strict about on-time rent payment out of the gate is a must.We aren't in Boise right now, but will be at the end of January.

Some want to use them as gating factors and if you do, you will stay on the profitable side of your deals.
