I both personally invest in real estate and help others gets started/expand their portfolios in various Midwest/midsouth markets.What I do with my kids: My wife and I have 2 of our rentals that are on the same street, with a home in between them.

Figure rates are significantly higher doing this instead of the more straight forward approach.  

And the hardest part of all this is finding sufficient labor to rehab/manage the property.

I've never seen anything like this in 15 years of being in the industry.  

Has anyone worked with them before and can shed a little more insight into how they work and operate? 

This took under two months to get rent ready and should cashflow about $500+ each month.

I find I learn best when I can see real examples vs. hypotheticals.

Buy-in is often more conducive than other more saturated markets and there's such a wide variety of options to choose from. 

US, UK, Australia and other parts of the world are more for "traditional" investing in real estate for capital gain.
