That may not apply to you, as a financial professional, but I thought I would share the story.Obiously you could re-lever your portfolio to bring the ROE back up, but then you have to place those borrowed funds somewhere that nets a high enough return that the portfolio is ahead, given the drag of the interest and any transaction fees.    

You don't want them to just be financially qualified but you failed to investigate how they treated their past two apartments. 

Financially I do not need to have it rented tomorrow, I can wait a bit.

Local lenders and credit unions could face insurmountable losses to their balance sheets and customer bases as well as the downstream financial and real estate service sector.

.- **Proactive maintenance**: Regular inspections and quick resolution of maintenance issues to keep tenants happy and properties in good condition- **Transparent reporting**: Clear and detailed financial reports so you know exactly where your money is goingIf your current PM isn’t meeting these standards, it might be worth exploring other options.

If you don't want that, I would sell it or put it into storage (which may not be financially feasible), but long-term renters are hard on furniture that is not theirs.
