I've run into some issues where clients get a little anxious over a valuation that came in low or a condition comes up that is fairly minor.

Things in your tax filing need to be really off to do this.Being a REP/active participant and using cost seg to offset a spouses (or your own if that's all you do) W-2 wages is fairly common practice.

Of course credit card is going to be like 3.5% but it does kind of such because it's already hard to get tenants to pay it lol. 

Make sure you have a bulletproof lease, treat the tenant fair but set expectations early on.  

You need to have reserves in either cash or credit regardless of the situation. 20k can go away in a blink.

If you have some capital, income, and decent credit, buy a 4-5 bedroom house and rent bedrooms. 

It has a fairly solid workflow.
