What is the interest rate on the HELOC?

When looking at discounting properties to find a deal, I tend to lean into what the seller is looking for when I know I'm holding. 

Are there many REITs that currently regularly engage in this type of feeder based structuring for a investors?

Let's say $300k, you then agree to the purchase price but add your own terms (ex. 0% interest, 5% down, 16 years to pay back).This way, you're paying (example) $1,800/month but renting the property for $2,400/month and pocketing the difference.Anyone have success doing such a thing?

What made you interested in investing in this type of deal?

Hey Kenny no it's more out the money to work and if needed get personally involved right right now have 3 clients I helped raised 175k in 0% interest business funding with 12 months 0 apr and they want to get going in real estate and make modest returns not shooting for home runs 

Personally, I'd cash-out refinance into a 30 or 15 year loan.

If all in around $435k, wouldn't she need to leave money into this deal with a projected ARV at $500k?
