I’m not an attorney and don’t know your full situation and all the facts and circumstances but would recommend you consult with one if you haven’t done so in the past or already.  

I also have consulted numerous local officials as well as HUD in DC.

Hello everyone,My Canadian company owns a residential property in California and I want to sell it to my own personal name as I am closing my company.I don't know which professional to consult to help me do the transfer besides my CPA.Can I do the transfer of the deed myself (going to the County Recorder’s Office) and just check with my CPA for taxes due?

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

At the same time, look to see if he left any contact information behind and reach out to family to determine his status.If you can't contact anyone soon, I would consider moving his belongings to storage, terminating the lease, and finding a new roommate.Because you are in California, I would consult an attorney.

Did you talk to a consultant or another accountant/bookkeeper about what happened?

I am currently consulting as a Build 2 Rent District Manager in Florida.
