Finding some middle ground that is beneficial for both sides is so important and can make or break a deal. 

There was a certain way we had to break it off from it being my primary residence but I can't remember exactly..

There's no way to guarantee things won't break, there are only ways to protect yourself financially so you can replace those items.

That's not a guarantee - some of those people may be breaking the law too - but it gives you a good idea where to start.
