We only do single family homes, so it's not an apples to apples comparison, but the average national turnover rate is about 40%. 4 of the last 5 years our turnover rate was under 6%, and in the last 10 years we've never had an eviction.

Watch out for the village requirements and make sure your team knows what areas require rental and pre-sale inspections. 

However, I know that I do not want all my income to be reliant on my day job and live to watch my retirement account grow.I am probably doing better than a lot of people my age but am eager to take the correct steps to build a real estate portfolio.

Nonetheless, with your current mortgage rate and solid equity position, it’s definitely worth considering getting a good, respectable tenant in there and watching your equity grow.

Instead save the money and watch interest rates to make sure it makes sense.

WE took 16 40 yard dumpters off of that house property and various vehicles etc etc. there was also a live boa constrictor that scared the heck out of one of the workers it got away ( of course) and the police wanted me to walk to all the neighbors and warn them to watch out for their cats:)WE demo's the house and I built a 1.5 mil dollar spec on it.

If you're in the real estate investment business and must watch every penny, irrespective of your time, then by all means, do what you think will keep your expenses to a minimum.If, on the other hand, you are really in the business of creating profit by way of being a good marketer and a committed dealmaker, your creative energies ought to be reserved for doing what you do best (or intend to do best)...
