If the rent is too high for the product, then a lower the rent and get it rented, which is alos good for me.I'll also look at rentometer, just to see that they have to say about the rent price.Remember its always about the price$$$$$$$.

Thanks @Jason Lee and @Edward Verdel I would have been able to get about $157,000 but decided to hold off having a very stable tenant in there with over 2 years left on the lease and only having had the property for about five years.

@William Hochstedler If I found a motivated seller without the assisting of a realtor, can I keep the option money that the tenant buyer is putting down when I am assigning the contract to him or her for a LO assignment?

I also stated that "IF" a property I am looking at has a current occupnacy of 100%, I know that can not stay the same ALL the time and I alos know that the average vacancy rate will range from 6%-12% so I use 10% so my numbers are safe, as far as occupancy goes.I use no weegie boards and do much less guesswork than your choice to use a simple rule of 50% as if it would fit every unit.

If you are driving around Palos Verdes, I'd say 20 distressed properties an hour is excellent.
