is there a good phone app?

Do they have preferred vendors that always answer the phone because it is that PM calling?

Part of the premise of hiring a manager is that they will manage repairs, including efficiency of repairs.Anyone can pick up a phone and throw unlimited amounts of money at a vague reported problem.

And heat and cool can only be turned on by them, with their phone. 

I always tell my clients to put a reminder on their phone to go off monthly to ensure they pay off all debts like this that can cause them to have higher credit scores. 

We don't accept letters from three years ago or some quack on the phone with a credit card reader.

And If we happen to get on the phone or discuss anything in person, I always re-write it in the message chain to be able to reference.What were there issues?
