So you kill several birds with one stone!

Ive tried everywhere i just cant seem to get it out there enough to get people to check it out. i am wanting to move out to grand lake area but im stuck in the city cause i own the early bird bar in sw side of town and theres alot of good patirons that stay loyal customers. i really want to get it sold where i can get out to my lake house. if any one can help me id be thinkful. up for any ideas thanks. asking $20,000

What sort of pitch or marketing can I use to get the attention of smaller flippers, the guys who use bird-dogs or  MLS listed properties to make money? 

When you see the words "buyers premium" you are dealing with an auction.You sent an email, you didn't make an offer... offers in the pre-auction scenario are in writing, accompanied by fully executed terms of sale, a large deposit, and an executed contract.

Instead, I would strongly recommend acting as a "bird dog" or finder and then referring the notes you find to an institutional investor for a fee.
