Might be better too, so that you get in non-HOA neighborhoods and where investors are more spread out.Maybe someplace like Sanger, Lavon, Caddo Mills, Celeste, Greenville has a ton of options.While they may have sold to or allowed investors to buy, we're seeing more neighborhoods with HOA turn against investors.

In the Seattle market, condoizing costs around 15K (survey, site plan, recording fees, legal fees, HOA creation and coaching from lawyer, setting up utility sub-metering if required).

With an HOA fee of $275mnth thrown on top, which is ROI for that as we get everything exterior covered 100% including lawn, snow, private dog park, hazard insurance, private playground etc..
