We found that even though each apartment was tiny (500 sq. feet), single people were looking for clean/renovated apartments and were willing to pay $1400 a month if it was on a quiet block (this was a quiet block and there was a school nearby but size wasn't proper for most families).

I have found that it is the tini-tiny details that end up costing and are often not taken into consideration initially.

Some smaller TIC's of just a few people can work.DST's are heavily laden with fees to the investor but have their place with poor 1031 investor planners or someone with a tiny amount to invest say 100k to 300k.

If that month makes a difference(offer him a tiny premium for bank financing vs. cash).Terms should make it easier for you to make money early on, but they don't increase the value of the property. 

It's not buildable for conforming home, so I was thinking about developing the lot into a space for a tiny house, and then renting on AirBnB.The lot is not improved, but in the city with all utilities at street - in my mind, this would be like developing a one-space mobile park...bring in utilities, a pad and some landscaping.

But that's only here in my tiny part of the world.

The building can be a stick build or prefab modular or something off the wall like a Tiny House, etc.
