I don't have any experience with evictions (knock on the wood:-)But for the other issue, all you have to do is take a time during the week to go to City Hall with your prove of ownership (deed or settlement papers, if just purchased) and drivers license.

Im not a landlord (and after reading these forums, I never will be), but in my mind, keeping a tenant, one who is costing you money from negligent damage, even tho they pay their rent on time, is like me saying as a driver, I drive on the wrong side of the road and knock people's mail boxes down, but Im a good driver because I put gas in my car.

there are plenty of ways to cash out in your LLC but if you really need that specific agency debt and you need to switch it to your name then it really is not that hard your talking about a few hundred dollars more at title for them to do it my suggestion is BB&T like @Addam Driver said or somthing similar
