IF the tenant answer "NO" to both and I find out differently, it's an automatic reject.

Don't be surprised if he rejects your idea and be prepared to accept his decision because it's his property.

I cause 0 problems and no one has ever rejected me in real life... up to you though, just get his info and run him through sex offender database... tell him you have other folks looking too and you will get back to him... then you can just run a search on him yourself in google i'm sure. some people just don't trust s*** I'm one of them and i don't trust anything but my 2 dogs and my wife... so yeah he could be a good dude lolEdit: With that said if it was my property I wouldn't take him.

I was unaware of who to talk to if he rejects releasing us from the contract.

Surely six collections is enough to dissuade you from these tenants and is a reasonable cause for rejection; if not then suing their present landlord should be, at least in your own mind.

I know you cant reject someone for having a child but children can cause alot of damage.Would you rather have a small child in the house and worrying about them drawing all over the walls and ruining the floors and other things or would you take a pet?
