I believe it is because TX has been poor for a long time, so the landlords are so care about every cent needed for maintenance.

Any thoughts and tips would be extremely appreciated!

All of those factors must be carefully considered when making a decision. 

We only have my husbands income, I'm retired and stay home to take care of my granddaughter. 

Always be very careful when writing up your lease to the new tenant. 

You could tip it over with a single finger. 

You do want to be careful though, as in a perfect scenario, you'd BRRRR the rental and when you refi, pull all your cash out to pay off your HELOC until you find the next deal.Challenge is that it's not as easy to do this as it was 2-3 years ago when low interest rates could cover mistakes.PM us if you'd like to chat about more specifics:)

However, I would urge to you be careful about where you buy as not all condos are well run. 

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
