At the end of the day, if the property is in the black then you will be fine, you're just feeling the harsh reality of being investment poor and no emergency fund capital to weather the storm.

Of course you want to limit the downtime of the unit, but I wouldn't incur an unreasonable extra expense for the sole reason of finishing earlier to better your opportunity to rent it.The areas most affected by winter moves seem to be the places with harsh winters.

When I meet a new prospective tenant, I found that saying “Hello, I’m Matt, the homeowner” sounds less harsh than calling myself the landlord. 

Not to say we haven't experienced our share of drama, but as long as your tenants pay the rent, you can steer clear of their issues.  

So to me personally being in business and talking about deals with other professionals in the industry is more rewarding on a personal level than dealing with tenants drama and trying to screen them.. and the uber frustrations I would find myself in dealing with PM's and 80% of the tenant base in the US.. 

Shaming the tenant wont bring anything good but more drama.

I hate it when people overshare- some people always want to get you sucked into their drama.

We might do a few more evictions and deal with a little more drama than the guy investing in a top-notch neighborhood getting 5-8% returns, but that’s okay.
