I HIGHLY recommend you take a deep breath, walk away, and be grateful it wasn't a more expensive piece of education learned the hard way.  

lol   I am grateful that a year and a half ago we sold our dream home that I had designed and was the general contractor to build and downsized into a rental that we had done a 1031 exchange 3 years prior in anticipation of being empty nesters, no longer needing the space and not being up for all the up keep any longer either. 

So, you can use those pooled funds (with your IRA money) to finance a property you buy, but you can't use those funds for a down payment.I'd be grateful to hear if I've been wrongly advised...

When I got the room back, the floor vent and grate was destroyed / missing like he’d been hiding something in it.

If I had a tenant who called me about the slow-draining tub, I would pay to fix it and then change out the drain style to something less likely to clog, such as something with a grate cover.I'd also keep in mind that hair going down the drain in a shower or tub is normal.

You may learn a seller's motivation in the interview, but if you haven't lived it, you don't know how grateful they can be to walk away clean, quick and with cash.
