I was biased going into the research that 2024 would be "go time" - that the "Crash" in valuations would present buying opportunities in a historic way. 

Judge sided with tenant claiming I made up cost of damages said I needed 3 contractor quotes as my pictures and evidence she refused to look at. so my other question is how do you handle maintenance and repairs if doing yourself do you tell tenants up front in lease of general fees or just send bill at time of repair based on what you see fair of which could be argued later on as biased since your making up the charges and doing work yourself,judge may side with tenant so how do you protect yourself.

You've come to a real estate investor community where the hell is biased in favor of nesting in properties for profit.

It can be based on occupation, race, gender, political party, economic class and the list goes on and on.

The stronger "cat" friendly bias in the ad may turn off some good renters from applying. 

I would do a higher security deposit amount and justify it due to the debt to income ratio. to fellow forum repliers: I'd have to be careful to not be biased against pregnant renters or those with kids- remember- this IS discrimination. 

I am also biased towards working class individuals who always find a way to get up and go to work in the morning, even if it's part time work or less than ideal conditions.

Most of us on here are experienced business owners, landlords, real estate investors, etc. so naturally we will be biased towards the INVESTOR side of things.  

Many experts in the sector seem to echo similar concerns.Sometimes you can be too attached, affiliated with or involved with something that you either knowingly (or unknowingly) form certain mental biases somewhere in the subconscious.
