hello,we recently bought a 12plex in Cincinnati and as part of the updates to the property are looking to replace the old washing machine & dryer.i was wondering if any one knows of any Laundry companies in the Cincinnati area that will install and maintain the washing machines for a share of the laundry income?

It does take time to get the momentum built up but once the machine is rolling in an area I have received calls from folks that have held onto my contact information for quite literally years.

I once decided to put a few quarters in a slot machine, and it paid off.

For example, in a case like this, I would: 1) make sure all new tenants complete a "Rental Move-In Checklist" with a section that specifically addresses the condition of the bathroom/kitchen sink, toilets, etc; and 2)  include the following clause in my lease:"LANDLORD WILL NOT BE RESPONSIBLE FOR DRAIN BLOCKAGES AND BACKUPS IN THE KITCHEN SINK, GARBAGE DISPOSAL, DISHWASHER, WASHER MACHINE, TOILET, BATHROOM SINK AND BATHTUB CAUSED BY GREASE, PAPER, FOOD, HAIR, OR ANY OTHER FOREIGN OBJECTS.

Start with how you wish to benefit by becoming the owner and accepting the galenges and responsibilities of an owner.I'd want to know how much this "cash machine" will ultimately throw off and what you'll have to do (and spend in order for that to occur as you've envisioned it). 

Then would do the reverse post Winter and check the condition of the window and door screens as well.The elf would call each tenant to negotiate a good time for the on-site maintenance inspections, set the appointments, and post a legal "Notice to Enter" if necessary.At our 8-plex, once a week, the elf would clean the coin-op laundry room and wipe down the w/d machines, walk the premises to check on the tidiness of the grounds, check on the proper use of our garbage dumpster/recycle bins, and water the flower beds, shrubs and landscaping as needed.I would reserve my time and expertise for business financials, for nurturing the tenant-landlord relationship, and also for tenant move-ins and move-outs: advertising, screening, interviewing, showing, contracting, new tenant orientation, etc.

Like a Birdog/Wholesale/ Joint Venture hybrid Mortgage Machine or something haha.
