I say this from experience, that the oils from the body will eventually seep into the grout and I haven't found a good way of getting it all out; scrubbing lifts the top stain but it eventually just comes back through.

Great post @Scott E. and a couple other factors maybe I missed in the comments is AI replacing bodies so less need for office space AND people working from home so companies are moving from super expensive spaces into smaller places.

The drilling and testing drive the cost of the Phase 2.The property I am looking at, a 65K sq ft light industrial zoned site with retail frontage and residential all around it, has a history of automotive usage (e.g. repair, storage) but so far no known underground storage tanks (big warning flag) or body work / painting (another warning flag) or industrial manufacturing.
