I'd argue even shinier now, for Buyers, b/c we actually have time to do things like due diligence, run numbers, get seller paid closing costs, concessions, etc.

If not, now you're eating them (or trying to argue with the tenant in court in a messy, paperless legal battle, where the judge may lean towards the tenant since the landlord has no paperwork to prove otherwise).

I would definitely invest the time to do so, if thats not your thing (you just want to focus on the real estate aspect), I'd argue that its worth finding someone to help with that aspect, it will likely pay off!

Remember, money in 30 years isn't going to be worth anywhere near what it is now but rents will continue to go up.  11 people to stay connected and argue about repairs/not pay anything until they eventually become a cloud on the title when someone tries to sell without alerting the others.
