Time for me to get into gear! 

We understand the challenges of investing from out of state and gear our business to accommodate the out of state/country investor as much as possible.  

(Or perhaps I wasn't clear) I understand that the 2% rule is not about basing your rent on the purchase price.As you will see in my original post, I never mentioned anything about basing my rent on anything other than what is it currently being rented for (which is at the current market rent value).My question was geared more toward using the 2% rule toward deals where the buyer gains a reasonable amount of equity. 

Everything seems so geared toward Atlanta that it's sometimes frustrating. 

My comments were geared toward the protections provided an investor after going under contract and prior to closing.  

My question is likely geared towards RE agents and Realtors however I selected the "General" forum because I didn't want to limit who would be able to offer insight on this one.I am kicking off an "Investor Marketing" campaign looking for both local and nationwide investors looking to work in the Pittsburgh area.

My question was more geared towards what people in general think about it.  

I am gearing up to put my primary residence in Bolingbrook on the market to rent soon.

Have them look at this great home we have for sale right here in your neighborhood.Toss in info about schools, jobs, amenities that interest people (shopping, parks and recreation), safety / low crime: and you have an ad geared toward bringing potential buyers.Some people refer to this method as "pick your neighbor" or "choose your neighbor", from the perspective that a neighbor nearby sends a referral.

*Check your state law implementation first* but the rule is geared toward loans for owner occupants in a traditional lending scenario.
