He isn't on my payroll and I don't give him any money for doing the work so there is no employee/employer relationship nor a contractor arrangement that would require W/C or a 1099 to be issued.

Basic law of agency and negligence.An agents position is not to ask the reason why but to do and die....sorta lol, I can see where agents that are not use to dealing with sophisticated buyers will take on more than they can chew with that feeling of having more expertise than the client.Kama is correct IMO that there is short sighted thinking there.

Here's the biggest thing: Several times a month I am in the same room with like-minded individuals who have money to invest, have been educated and would easily meet the SEC "sophisticated investor" criteria, and that I have an existing relationship with; also an SEC requirement.

Generally speaking, commercial general liability insurances are rated on gross receipts and/or payroll, and GC's can be a little tricky to insure, pending the use insured/uninsured sub contractors, physical work performed etc.
