@Rick Pozos may have come off harsh, but he's a good dude, has done a lot of deals, and holds a good meetup.

At the end of the day, if the property is in the black then you will be fine, you're just feeling the harsh reality of being investment poor and no emergency fund capital to weather the storm.

@Dominic Balconi in the PM business It really depends on asset class.I have a friend here in Portland that has over 6,000 units he only takes on Class B apartments or better.you talk about a tight ship and with less than 1% vacancy and all your owners are high net worth .. he has a great businesssuper profitable.. etcI also know of course many who chose to go into C and D class section 8 low end rental business HIgh stress high touch big turn out factor.. there is only so much drama you can take.. and so much hey rent did not get paid.. hey they trashed the unit etc etc.. it wears on you.so in my mind PM is really about asset class... not so much about pm as a whole..

We might do a few more evictions and deal with a little more drama than the guy investing in a top-notch neighborhood getting 5-8% returns, but that’s okay.
