Again if this is a cheap little deal, I think people can get away with it on their own, but if its of substance you will want some professional guidance. 

Sometimes, strange as it sounds paying off debt can be harmful to your credit situation.  

JohnQ,What I would possibly do is make it a non-exclusive offer/contract and I'm not a realtor, yet we use them in our way of investing that way if the seller finds a better deal well no harm no foul.

I never ever give any agent any information that would harm me if the sellers heard it.

Given the tone and the subtle gaps in what was shared I felt there was more sales than substance.

I'm still waiting for some substance.

I'll do some research over the weekend and if it looks like I can actually help out I'll reach out to you - right now I think I'd be doing you more harm than good!

No harm in sending a low offer.

In either case, there's no harm in making another offer if you want.
