Great catch on the roof, I'll be sure and check it out, maybe even get a roofer up there (if I get to due diligence phase) to estimate repair cost as ammunition for negotiation.

Good points all, but you will watch all your analysis on the market and property both fly right out the window if you don't have good boots on the ground to manage it for you, so be sure to do just as much if not more due diligence in selecting your team as you do selecting your market and property.

But my concern is that it will take time to get the business up and going, I don't know the market all too well yet, and I don't have a comfortable reserve of cash to supplement what I'd be getting from a FT job while I get the RE business off the ground (that and we're trying to plan a wedding).Given all of those moving parts, what would you say is the best strategy?
