I suggest reading the Millionaire Real Estate Agent by Gary Keller (whether or not you want to be with KW, its a great book on the fundamentals of building an agent business). 

Meaning I had to find something else to do with my afternoons, because he had no tolerance for kids.I actuly learned some of the fundamentals from all three.

When becoming overwhelmed it is always a good idea to stick to the basics and fundamentals.

But, over the next few years when the stock market takes a 20% or 30% hit or the real estate market "corrects" itself you will wonder if maybe you should have spent a little more time finding out what the fundamentals were.I am a huge optimist.

I am assuming by going to the classes they will teach me the fundamentals of each practices.

OPM, BRRR are fundamentally leverage/margin plays.If the future is an inflationary one, BRRR works fantastic.

My husband, who up until now has paid almost no attention to my real estate dealings (so beginner), got an overview of what I've been doing, terminology, the many different approaches to build wealth, an overview of market fundamentals and where real estate is right now.

Obviously fundamental repairs to plumbing, electrical, HVAC need to be addressed but leave your taste for home living at the door when it comes to décor of the home.

I would say that you cannot escape basic finance theory and fundamentals.
