Are you including furniture and fixtures, equipment and other personal property?

Currently there aren't any common areas in the community, and the nearest playground equipment is about 1/2 mile away. 

You might be paying a similar amount but if your CPA isn't knowledgeable (or equipped) to handle those taxing authorities it might be in your best interest to find one who is. 

As they gain experience with various strategies, they will be better equipped to identify profitable deals and opportunities that others may overlook.

@Stephanie Smith, while Joel hits on all the primary items, if you are looking for "outside of the box" ideas, I have seen call centers go into big box vacancies, you could split it up into smaller boxes and if you have excess depth, a landscaping company may need a place to store their equipment.  

You have to put aside the money to invest in new equipment and interior improvements and technology to stay efficient.What I see is owners typically want 3 times net earnings.

Any service or advertising contracts: (Trash, extermination, maintenance, management, commission agreements, union agreements, vending, billboard, pay telephone, etc. and any instrument or contract to be assumed by Purchaser) Copies of all recent appraisals, engineering reports, environmental reports Survey (as-built), legal description, architectural and engineering plans and specifications Payroll register: List of employees including name, position, wage rate, and entitled benefits Business license Physical inventory of furniture, fixtures, and equipment, and supplies.
