, but just FYI most private lenders I know won’t lend on something where there’s an owner occupied component to it.That may or may not be a concern where it’s your child living in the property instead of you personally, but it is a question that will come up.Another thing to consider is, since your purchase could be limited in time scope (namely, the period your child is attending RISD), to ask whether Rhode Island is the best place to invest your money over that time horizon.Many folks I know aren’t crazy about the growth prospects of the Northeast over the next 5 years, so if you have alternative options in other parts of the country you’re comfortable with then it might make overall better sense investing there than RI.On the other hand, if you’d don’t have such options and are limited to NY where you live and Providence, then maybe Providence would make sense.Just something to consider, depending on your situation.

Current w2 income covers expenses, child support, etc, but leave only a small amount for savings so financing all of this will take some thought.My challenge is that I need to get 1 more bedroom in the mix with 2 sons growing and needing their space.My home is in the very narrow part of the city where accessory dwelling units are allowed and I have enough land to do it.

The concern for lead based paint is two things, one when doing renovations you'll be exposed and two if there is ever any chipping paint and a tenants child eats it.
