done cash for keys many times... yes a few times when under contract. not sure they will be too inclined to chat with PD standing behind you :) there is no set amount to offer... my offers historically have been commensurate with the amount they were supposed to be paying per month with the thought process is that is the next price range they will be looking to rent in... if your nervous to go there alone go leave a bright neon green paper taped to the front door and briefly tell him who you are and that you want to give him money to get out.

There are so many investors here locally to the areas and also out of state that can hop a plane tomorrow for the right deal that overseas investors have a lot of red tape to deal with to get a transaction done.

there are a few and once you get the names check on E bay and buy the books and tapes usually under 100 dollars listen and read that stuff first then if you think you need to spend the bigger dollars go for it.although I always caution folks try not to go into debt to learn this stuff.Note investing requires cash.. if you don't have any your not going to get into the game.. so don't listen to the pitchs that you can do this with non of your own money.. while technically maybe reality is remote at best.

We have an acquaintance who does closings for a title company, but he was obviously not familiar with wholesaling & had a lot of red tape before he'd agree to close our deals.
