That’s just my thoughts and observations in my tiny local market though.

Partial answer;1.1  Money not actually spent, just put aside for reserves, is not deductible.2.0  Based on actual costs, plus acquisition/closing costs, plus "get ready for rent" costs, less land---not the value of the property.3.0 Don't know any formula-  use myamortizationchart.com  But, an observation:  I don't like the idea of spending an extra $1.00 to get 0.25 back.

It seems the REALLY small parks, under 20 spaces, are difficult to finance (aside from owner financing) and it takes a lot of them to make the cash...if one were 3 miles away, I might do it, but across the country doesn't seem as worth it.A- good observation.

Also, it's ok if you just go and observer at first.

I agree with @Mike Hepburn a bit with his observations.

I am going to my first auction to observe this week but I wanted to do some research on properties being auctioned that day before I got there.

Also have the observation that the area is slowly improving due to many hoses are getting rehabbed or new are getting constructed. 

The auctions are open to the public, you should definitely come down at least to observe.
