Looking for anyone to shed some light on a couple questions.

Given the trajectory of property values in my market, I submitted a request for a BPO in an to attempt to shed PMI on my duplex.

Another big company developed Konocti Riveria's  they at least put in paved roads and water but not enough water capacity to build out and all the lots need septic and many don't perc... so that was an issue.then you have Boise Cascade comes in and builds Hidden Valley lake following their theme of big development private lake golf course etc.. think Lake Wildwood  etc Boise built 27 of those up and down the Seirra water sheds..

Well, it's not as exciting as those guys who seem to make 3 million dollars out of a burnt-down shed and unicorn farts, but.....I got my Indiana RE brokers license today!

I broke this down assuming you rented both units for $750 and you'd be about even assuming 10% vacancy rate expense, 5% repair costs, and 10% for property management fees (may need it one day and if you don't use property management, this budget could go towards surprise expenses).And, if you build up 20% of equity and refinance, your mortgage payment should drop by about $100 per month by shedding the mortgage insurance.

It is a 1993 4,100 sq ft home, 3 car garage, all brick, and sits on 1.72 acres with two large sheds.

I would have to go through an inspection to see what the major factors are, but to shed some light on my personal situation, this would be a out of the box purchase being my first deal and I would need to rely on renters to cover my mortgage until I could put enough in the bank to build up a little safety net just in case of some major capital expense or if for some reason there is a long vacancy period.
