While driving for dollars my wife and I ran into a vacant house that has JP Morgan Chase stickers on the door.

Well some of the problems your going to encounter.

That doesn't mean Colorado Springs is a bad market for investing (I think the opposite is true), but depending on investor expectations, there can be some sticker shock.

I imagine that when we start on the second building, we will encounter a similar situation.

Determining if I will put a sign on the property, where can I get the sign I want to use and the stickers to put my phone number on it.Then if it is a property where there is some work needed, you'd have to add in all the time to accomplish this, with an important variable being the availability of vendors determining when this work would happen.This is speaking as someone with a family and full-time job, other people might need less time.  

One guy bought a bunch of bumper stickers and paid people 50 bucks or so to put them on his car and drive around.

SF and the Bay Area in general deter a lot of people because of the perceived sticker shock.
