I hoped to form an LLC in Wyoming (to get the anonymity) and perhaps have a child LLC in Massachusetts. 

I've wanted to move to Destin, FL since I was a child, and I've started taking steps (lots of learning and reading first) to figure out what I need to do to purchase vacation rentals so I can move there, get licensed, and manage my properties while living in the sunshine!

The system I use is the public media; TV, radio, direct mail, branding and using the right message.The best leads you can work on are those who call you directly to buy their property (houses, commercial or non-conforming)There are lots of motivated and distressed owners of real estate who prefer not listing their property with a real estate company for month only to find out that they are represented by amateurs in the business, they don't want to call on a bandit signs hanging on a public telephone pole to talk to a bottom feeding equity predator, they laugh their butts off reading "I want to buy your property, written child like on YELLOW PAPER.I have been doing well finding these folks (they finding me) with real desires, real financial issues, sincere sellers with problems.  

I decided to pursue real estate investing because my wife and I want to become financially free, build an empire for our family, and retire within the next 10-15 years to spend more time with each other and our newborn baby girl, and travel.I'm primarily interested in buy-and-hold properties and have joined to obtain more information on how/where to start.

I know from my experience unless it's a child's b-day or the big holidays, Christmas, Thanksgiving, etc... most people get annoyed with stuff being shut down.

They've all been such great tenants, but I don't think anyone realizes how a crying baby in the middle of the night can be especially inconvenient when it's your roommate's child.

In these situations, I politely remind the parent that their child is our tenant and that I have no business relationship with them.  

@Jonathan Child  maybe @Ivan Barratt  will talk with you off line that is how he built his great business.he was / is a PM for years learned the trade from the ground up.. got his experience got his wherewhithal and launched.going in with a sponsor who is trusting 3 party PM when they have never PM or really owned rental real estate I cant see how that is not risky !!! 

Much like a young adult child (live at home college student aged child).I will be interested to hear someone pipe up with the pros and cons of each way listed here.
