Newer properties have been gut rehabbed with layout changes to accommodate a more modern floorplan with bigger bedrooms, but the smaller 2-4 units commonly have tiny bedrooms in those areas

You might have to adjust your offer down to account for extra costs but the seller might be more comfortable with a "you get this much", "I will pay this fee, this cost, this cost" but the offer is lower to accommodate those costs.

You can make a solid income providing students with clean, healthy, well-maintained accommodations with, perhaps, some supplemental amenities.

In addition, working with someone you've formed even a basic relationship with might make it easier to obtain a loan extension or other accommodation sometime in the future, if you run into problems.

You could also use the breach as a means of modifying your offer, whether that be adding a home inspection contingency or lowering price to accommodate the fire damage abatement costs (if there is any) or fire damage structural repair costs (if there is any).

We inflated both, and we think it's conservative enough, but if not it's important to remember that the current model liquefies a good amount of the invested equity, so if we need to accommodate higher rate or Cap Rate all that means is that we'll be able to return less capital.  

Now that some time has passed, I have no regrets to accommodating the request and closing the sale. 

Of course this doesn’t mean that restrictions won’t become more strict but the high desert currently needs STRs to accommodate all the visitors as it stands now.
