@Mike DymskiI don't want to speak for others and am by no means a know-it-all, but I feel as if we have much stronger fundamentals this time around with massive population AND job growth as underlying factors for the ridiculous appreciation.

The fundamentals of our economy are still strong.

I suggest reading the Millionaire Real Estate Agent by Gary Keller (whether or not you want to be with KW, its a great book on the fundamentals of building an agent business). 

Meaning I had to find something else to do with my afternoons, because he had no tolerance for kids.I actuly learned some of the fundamentals from all three.

When becoming overwhelmed it is always a good idea to stick to the basics and fundamentals.

But, over the next few years when the stock market takes a 20% or 30% hit or the real estate market "corrects" itself you will wonder if maybe you should have spent a little more time finding out what the fundamentals were.I am a huge optimist.

OPM, BRRR are fundamentally leverage/margin plays.If the future is an inflationary one, BRRR works fantastic.
