I only use this approach if I expect to not incur any CAPEX right out of the gate.  

Other property cash flows a couple grand/month.I told them-OK--I'll rent out to a family, totally easy to pivot. 8Br/5 bath house gated community in Murrieta, CA. 

Out the gate, if you purchase an existing property, how long and what do you depreciate for MHP's and self-storage?

I suppose having a gated community helps alleviate security concerns (though I gave many a Wynlakes security guard a hard time in my teen years ;) ).

I am closing this Monday or Tues on a 12 unit Apartment complex that, based on current leases and rent role will cash flow approximately $18,000-$22,000 right out of the gate each year.

Something like a historic or gated/semi private neighborhood should be needed for A or A+.... 

@Asad Hashmi  there simply is not free lunch.. and REAL estate is very very hard.. and vitually no one makes 17k on deals out of the gate without spending probably 30k on marketing to start.your competing with a whole hoard of folks who have the get rich quick mind set.. these companies pery on that.. they make their dough selling the information to their students..

They are close to the sidewalk; I could walk up and talk to the employees without having to go through a gate or anything.  

Landfall is nice if you like the gated golf course community setting.
