Both instances were THEIR responsibility for THEIR negligence.IF there were a gas leak - totally your expense (unless they damaged the pipes somehow).IF there were a water leak hiding from the Tenant somewhere that you later determined was a maintenance item - totally your expense.However, what you describe is not an owner responsibility issue.

Another option is to cut your beadboard at chair rail height (it will take a bit more material) and hide the seam with a piece of moulding to create the chair rail.
