A little more about myself - I studied Environmental Engineering in college, but currently work to help commercial office buildings get LEED and/or ENERGY STAR certified (mostly large, class A in Chicago, but also smaller/suburban and across the United States).

At the time, the stars aligned such that we were getting additional monies from all over the place.

Well, if not doomed, then the Death Star is bearing down on Alderaan.Why the pessimism?

Ok, he did seem professional, and I found him on home advisor with about close to 5 out of stars out of 4 reviews.

In this experience I found a true love sitting with fit out companies discussing options and design firms that create 5 star hotels learning what I could.Now that I am back in the states I am hitting the ground running with a wee bit of cold feet, I've decided to team up with people I know and trust who have extensive experience in flipping houses.At this moment I have no solid interest in rental property, flipping houses and eventually moving to commercial real estate.

Thanks @Matt Lefebvre I have realized that the 2% rule is a mirage in NH, unless you can really find a good deal as a foreclosure/ pre-foreclosure and or a major rehab and you are really looking for putting a lot of rehab into something and then holding it as a rental, you might make it 2% if every star aligns... lol.  

I find it interesting to read the one star reviews of his books on Amazon.com - they provide a good insight.
