If you came to me with a wholesale deal and you did not have your paperwork in order and you don’t really understand a closing and the costs associated with them and you misunderstand or miscommunicate some of those costs to me….I am going to be very upset (as will any other buyer).

Even assuming you knew the stairs were faulty, you'd probably only be looking at some percentage of liability - let's say 75% - with the other 25% assigned to the person who didn't tie their shoes or look where they were going, so a $4 million lawsuit victory would still only put you on the hook for $3 million of it.

If you have Capital in reserve then 100% leveraged deals if you choose to partake is fine.or if you live right next to the asset and watch it like a hawk.but if anyone who has been in buy and hold will tell you .. there are bumps in the road.. your relying on a 3rd party for your income ( tenant) what happens when tenant has an upset.
