Every market is different so it might be a little hard for someone to tell you if your deal is good or not (unless they happen to be in your market and can shed a little more light).  

The house needs about $10k-15k of work and has a detached shed that was illegally converted to living space.

Just look into that issue further.As for making the storage shed a laundry room, it could work.

Martin The primary residence is 1200 sf and the lot is 4800. the pad is about 2/5s of the backyard (around 10x25). there's a crappy shed that covers half of the pad right now. i hear you on going bigger, but realistically i don't think i could get anything bigger than a 1br out there. i'd be open to both airbnb or having someone on a lease. 

What would your recommendations or experience say is the honest way to deal with this issue when trying to shed loans from your personal account and into your LLC?
