Conversely, if this is a modest neighborhood, you can go all-out on that kitchen with beautiful, expensive appliances, quartz countertops, etc., but the type of buyer that is looking for that house won't pay much extra for all those things.Having given that very important disclaimer, I'll give you my personal opinion on each of the specific items.

I'm picturing a nice yard with a long drive way that leads up to a detached 2 car garage (basketball hoop and all), next to a long brick house with 1100 sq ft, fenced in back yard, with a central air unit, inside you've pulled up the shag carpet to find hardwoods that you have redone, nice kitchen and bath, nothing fancy but newer flooring, newer counter tops and vanity (just rental grade), fresh paint, nice smell

Just try putting together an estimate of the materials, tile, flooring, sinks, appliances, plumbing, drywall,tape mud etc. paint, driveway, electrical fixtures, locks, trim, faucets, cabinets, vanity, toilet,shower head, light bulbs,doors ,Knobs, countertops, landscaping...I suspect just in materials you will be close to 40k...do you need to replace windows?

maybe put a section on the forum for do it yourselfers . a place someone can go ask question that they are having with a project . maybe some of us have been through . not with purchising houses part lets say how to cut a counter top to repalce a fit in the counter top stove to a regular floor stove and etc...
