Someone (probably ex tenant) kicked in 4 of the interior doors, two big holes in the walls, cherry kool aid stains on carpet, dead lawn, cut some wires in the walls, NEVER cleaned the kitchen and looks like used lard to cook everything, the cooktop looks like a couple of "smallish fires" may have happened and the (original, 1979) oven has NEVER BEEN CLEANED, oh and to top it off we have a family of THREE SKUNKS LIVING IN THE CRAWL SPACE.And of course I no longer live 6 miles from this place, I live 950 miles away.I just spent 1 1/2 weeks working on it, about 30 "contractor size" garbage bags, 5 gallons of paint, a million small things that you always run into.Anyway I found a "craigslist" cooktop and wall oven for pretty cheap, my wife helped a lot, even though she hates RE investing and my neighbor has been a godsend because the trash service only picks up the rolling dumpster, NOTHING ELSE, so he has hauled the other stuff to the dumpster at his work.I'm heading back to TX to hit the kitchen, exterior paint, front yard and finish the interior paint (oil base on the trim).

I'd try to do these tasks in this order:-paint interior-any other interior work-rip out old carpet-refinish hard wood-put down new carpetBut, the carpet contractor may both remove the old carpet and install the new all at once.If there's any baseboard trim, be sure to do that all before or all after the carpet is installed (ask how I know.)AC should be installed after any dusty work to avoid sucking dust into the new unit.Four weeks will be a challenge.

The building is old but it has been upgraded into a nice contemporary design with rusted metal trim and shade structures. 

Semi-gloss white for the trim really helped bring out the color in the paint as well.

You don't want one of their closet dream of being a trim carpenter to come to fruition and decide they will do the carpentry work to save a few $$$.

The trim is smaller on the inside so I would need get a new door, it wont fit

What a difference that trim and shutters made to begin with.

Sheetrock is now finished, finish trim is going in over the next few days and that interior paint starts later this week.That leaves all the finishes (flooring, cabinets, countertops, lighting, plumbing fixtures, etc) for the following couple weeks.

I have been debating what to do with the golden oak trim and cabinets.
