The closet thing that I have workout is  working with 2 representatives of "family offices" (high net worth families that have investing entities).They are direct buyer so have less of an issue w/the wholesale model.

@Carl Dean I read an article from Remax or Credit.com (cant remember), but the article explained how it would be a wise decision to turn a dining room into another bedroom or something to raise value (another bedroom, closet, or bathroom) since families rarely use dining rooms anymore.

It has 5 bedrooms plus 2 rooms that don't have closets so aren't considered bedrooms but im living in 1 and renting out the other 6.

In one chase, we made it into a coat closet since the house did not have one.  

I knew just from being around Auburn that having your own large bedroom, walk in closet, and full bathroom attached was a desirable thing that was worth more than people were getting.

The challenges of the space are there’s 3 storiesthe 2 bedrooms and hallway on the 3rd story have tall (17ish ft) ceilings. they're doing ceilings and closets not just walls

If I'll go with the 1 extra bedroom option, I would probably just add a walk in closet to the existing bonus room, making it a fairly large extra bedroom.
